About AVM Report
An AVM stands for Automated Valuation Methodology. The AVM is provided by a third-party financial company and it's updated on a monthly basis.
AVM Low Value
AVM Low Value is the lowest likely property value estimate if the property is in worse condition than the average condition for the neighborhood, and buyers and sellers are each acting in their own best interests.
AVM High Value
AVM High Value is the highest likely property value estimate if the property is in better condition than the average condition for the neighborhood, and the buyers and sellers are each acting in their own best interests.
Data Sources
Our AVM draw from the most current, complete and relevant data collection available. In addition to the public record data, our models also have data detailing which properties are currently for sale, the characteristics of the property, and current asking price for the property. We have many suppliers of the home listing information, the identities of which are proprietary. This data is for use within the model only and is not displayed on the AVM report.
Comparable Sales
Total Home Value for Originations AVM can use hundreds of comparable home sales in calculating the AVM estimated value but selects and displays up to 5 comparable home sales that best represent the total comparable set used.
